Byggbranschen är en bransch som är väldigt påfrestande för miljö, bland annat eftersom koldioxidutsläppen är stora. Det råder även bostadsbrist i landet, vilket medför att fler bostadshus behöver byggas. För att inte förvärra miljön behöver byggbranschens tankesätt och arbetssätt förändras på organisationsnivå. Allt eftersom behovet av ekologisk hållbarhet ökat har detta medfört att nya koncept utvecklats, och ett sådant är cirkularitet. Det har även utvecklats nya metoder och tekniker kring att bygga i trä. Studien har därför tagit avstamp i trävarubyggbranschen med syftet att förstå vilka aktiviteter och drivkrafter som skapar förutsättningar för att utveckla befintliga affärsmodeller i trävarubyggkedjan mot ökad grad av hållbarhet och cirkularitet. Frågor som besvaras är: Hur ser en affärsmodell inom byggbranschen ut, och vilka värdeskapande aktiviteter innefattar den? Vilket hållbarhetsarbete finns det idag inom byggbranschen? Vilka framsteg har redan gjorts kring cirkularitet inom byggbranschen? Vilka möjligheter finns det till att använda cirkularitet inom byggbranschen? Och hur kan en cirkulär affärsmodell se ut för byggbranschen? För att besvara dessa frågor har studien utförts som en explorativ intervjustudie, där aktörer som har ett proaktivt träbyggnads- eller hållbarhetsfokus intervjuats. Utifrån studien har det konstaterats att det existerar fem områden där en ökad grad av cirkularitet och hållbarhet kan introduceras. Dessa är med hjälp av förbättring av avfallshantering och återvinning, spillminimering, återbruk av lokaler och bostäder, återbruk av inventarier och energieffektivisering. Studien argumenterar även för ett behov av att införa en fjärde hållbarhetsaspekt inom byggbranschen, nämligen kulturell hållbarhet. Allt arbete inom dessa områden behöver anföras av en ökad samverkan, där samverkansentreprenad ses som en stor framtida möjlighet. Andra drivkrafter som identifierats i studien är lagstiftningar från statliga organ, miljöcertifieringar, cirkularitetsindex samt miljövänliga lån och fonder.

The construction and real estate industry is a taxing industry from an environmental standpoint, much because of the large amount of carbon dioxide emissions. On top of that, there is currently a large housing shortage in Sweden, which results in a need for more housing to be built. To not endanger the environment further, the construction and real estate industry’s way of thought and working process needs to change on an organizational level. Parallel to the increase in need for environmental sustainability researchers have developed new concepts, one of which is circular economy. Development inside the construction and real estate industry has also led to new construction techniques using wood as material. This study has used the timber construction and real estate industry as a starting point with the goal to understand which activities and drivers that create opportunities to evolve current business models towards using increased circularity and sustainability. The questions that the study has attempted to answer are: How are the current business models in the timber construction and real estate industry designed, and which value creating activities does it contain? Which sustainable activities currently exist within the construction and real estate industry? What progress has already been made towards a circular economy in the construction and real estate industry? What opportunities are there to use concepts from circular economy within the construction and real estate industry? How can a circular business model be designed for the construction and real estate industry? To answer these questions the study has been conducted as an explorative interview study, where actors that have been proactive in their use of timbre as a construction material or with their sustainability focus have been interviewed. From the study it has been concluded that there are five areas where an increased amount of circularity and sustainability can be introduced. TheseT five areas are through better waste handling and recycling, waste reduction, reuse of buildings, reuse of furnishing and energy effectivization. The study also argues for the inclusion of a fourth sustainability metric, which is cultural sustainability. All progress within these areas need to be led by an increase in co-operation between actors, where co-operative construction is seen as holding great possibilities. Other drivers that have been identified are new laws from governmental agencies, sustainable certifications, the circularity index, and sustainable loans and funds.
